04Condo Inspections

05Multi-Family & Investment Property Inspections

Whether you are evaluating a duplex, triplex, fourplex, or larger multi-unit building, the property deserves an inspection conversation built around how it operates. Watchman helps investors, landlords, property managers, buyers, sellers, and portfolio owners understand observable conditions before a purchase, sale, renovation, or ownership transition.

06New Home Warranty Inspections

A new home can look finished while small, visible details remain incomplete, worn, or outside the condition you expected. A warranty inspection gives you a clear, practical opportunity to document accessible conditions before the builder's applicable warranty period expires, commonly near the eleven-month mark.

07Pre-Listing Inspections

A pre-listing inspection gives you a clear, practical look at accessible conditions before photography, showings, and negotiations begin. You can see what a buyer may notice, ask better questions, and make preparation decisions on your own timeline.

08Four-Point Inspections

A four-point inspection focuses on four major property systems: the roof, electrical, plumbing, and heating and cooling equipment. It is commonly requested by an insurance company when current information about an existing property is needed.

09Re-Inspections / Follow-Up

When a repair or condition from an earlier inspection needs another look, a focused follow-up can bring useful clarity. Watchman Inspections revisits specified, accessible conditions identified in that earlier inspection and documents what can be observed at the time of the visit.

10Pool & Spa Inspections

An evaluation of agreed, accessible pool or spa components and observable conditions. Equipment, operating conditions and limitations are discussed before the inspection.

11Air Quality & Mold Testing

Sampling and laboratory analysis to help investigate specific concerns. Testing is not a comprehensive mold assessment, and a laboratory result alone cannot establish a property's safety or predict health outcomes.

Advanced tools.
Better-informed observations.

Thermal imaging & moisture readings
Included with standard residential inspections*

Technology complements a trained eye. Used where appropriate, these tools help investigate observations and identify areas that may warrant further evaluation.

Thermal imaging

Highlights temperature variations that can prompt a closer look. It cannot see through walls, confirm hidden mold or establish the cause of an anomaly on its own.

Moisture readings

Help investigate suspected dampness in accessible materials. Readings are taken where appropriate rather than at every surface.

*At no additional charge, where appropriate. Supplemental tools are not guarantees of concealed conditions or a complete scan of every surface.

Built for the coast.
Informed by experience.

Coastal exposure changes what deserves attention. Humidity, wind-driven rain and salt air can affect building materials, systems and maintenance priorities.

  • Moisture intrusion, drainage & ventilation
  • Elevated homes & accessible crawlspaces
  • Roof coverings, flashing & exterior exposure
  • Salt-air corrosion & aging building systems

A visual inspection follows the agreed scope. It is not engineering, wind-mitigation or flood-elevation certification.

What does a residential inspection cover?

A residential inspection evaluates applicable, visible and accessible components: roof and drainage, exterior, structural components and foundations, crawlspaces, attic and insulation, electrical, plumbing, heating and cooling, interiors, built-in appliances, garages and visible site conditions. Scope follows the agreement, relevant Mississippi requirements and ASHI Standards of Practice; it is not invasive investigation, engineering or code-compliance certification.

Are thermal imaging and moisture readings included?

Yes. They are included in standard residential inspections at no additional charge and used where appropriate. They supplement observations and may help identify areas needing further evaluation. They do not guarantee discovery of concealed conditions, see through walls or confirm hidden mold.

How is a commercial inspection scoped?

We discuss the property, your objectives and any access considerations before establishing a scope in the inspection agreement. The relevant inspection framework and building characteristics guide the evaluation. Engineering, specialized environmental assessments and services requiring additional licenses are not automatically included.

Does mold testing establish whether a property is safe?

No. Sampling and laboratory analysis provide information about the sampled conditions at a particular time. Testing is different from a comprehensive mold assessment, and results alone cannot determine safety or establish health outcomes.
