RESIDENTIAL INSPECTIONS

See the Property More Clearly
A deeper understanding for confident decisions

A home inspection is more useful when it helps you understand how the property’s systems work together. Watchman Inspections evaluates accessible, visible, and applicable components with a methodical approach informed by construction knowledge and familiarity with Mississippi Gulf Coast buildings.

The inspection follows the agreed scope, relevant Mississippi requirements, and ASHI Standards of Practice. It documents observable conditions; it does not promise that every defect or future condition will be found.

For online scheduling, select Residential Home Inspection in the embedded Hive scheduler. Choose the inspection service that fits your property, then customize your appointment with available add-ons during online scheduling. Depending on the inspection type and property, optional choices may include Air Quality and Mold Inspection, Pool and Spa Inspection, Additional Structure/Outbuilding, Additional Air Sampling Cassette, or Swab Sampling; Hive controls availability, eligibility, pricing, and scheduling duration, so not every option is available with every inspection.

For Mississippi Gulf Coast homes, the inspection addresses accessible, visible, and applicable components within the agreed scope. It is visual and noninvasive, excludes unsafe or inaccessible areas, does not promise every defect or future condition will be found, and is not engineering, code, flood, wind, or comprehensive hidden-mold assurance; thermal and moisture tools supplement observations where appropriate.

A whole-home view, organized by system

Residential coverage follows the property and applicable scope. Accessible areas and components are considered where present, visible, and appropriate to evaluate without invasive or unsafe procedures.

Findings are observations, not engineering opinions or code-compliance certification. A standard visual inspection does not open concealed conditions, use destructive testing, or enter unsafe areas.

01

Roofing and roof drainage

Visible roof coverings and drainage are considered where accessible; unsafe or concealed areas are not opened.

02

Exterior walls, siding, trim, doors, and windows

Accessible exterior surfaces and openings are observed for visible conditions that may warrant further evaluation.

03

Structural components and foundations

Visible structural and foundation conditions are considered; this is not engineering analysis or foundation scanning.

04

Accessible crawlspaces and basements

Accessible areas are observed; unsafe, inaccessible, or out-of-scope spaces are not entered.

05

Attics, insulation, and ventilation

Accessible attic conditions, insulation, and ventilation are reviewed visually; limited access may restrict observations.

06

Electrical systems and accessible components

Accessible electrical components are observed within scope, without specialized engineering analysis or exhaustive testing.

07

Plumbing supply, drainage, and fixtures

Visible supply, drainage, and fixture conditions are considered; concealed piping and hidden leaks cannot be established.

08

Heating and cooling systems

Accessible equipment and visible components are considered, without a guarantee of future performance or commissioning.

09

Interior walls, ceilings, floors, doors, and stairs

Interior finishes, openings, and stairs are observed; furnishings and obstructions can limit visibility.

10

Built-in kitchen appliances within the inspection scope

Built-in appliances are considered as applicable and accessible, not as a warranty or exhaustive function test.

11

Garages and applicable attached structures

Garages and applicable attached structures are observed where accessible, including relevant visible conditions.

12

Grading, drainage, and visible site conditions within scope

Visible site conditions within scope are considered; this is not flood, wind, or civil-engineering certification.

13

Moisture-related observations

Visible indicators and appropriate readings may investigate dampness, but do not prove hidden mold or every source.

14

Safety-related conditions and visible deficiencies

Visible conditions that may present safety concerns are documented; all hazards or concealed deficiencies cannot be promised.

Better-informed observations, not false certainty

Thermal imaging and moisture readings are included in standard residential inspections at no additional charge, where appropriate. Thermal imaging can reveal temperature variations warranting evaluation; a moisture meter can investigate suspected dampness in accessible materials.

These tools supplement visual observations. Thermal imaging cannot see through walls, confirm hidden mold, or establish an anomaly’s cause. No complete scan of every surface or reading at every location is promised.

01

Where appropriate

Use is guided by the property, visible conditions, and agreed scope. It is not a promise to measure every surface.

02

A practical next step

An unusual reading raises a question for evaluation; it is not proof of a defect, hidden mold, or source.

Inspection priorities shaped by Gulf Coast conditions

Mississippi Gulf Coast properties can call for attention to humidity and moisture intrusion, elevated homes, crawlspaces, coastal corrosion, roof coverings and flashing, wind-driven rain, drainage, ventilation, condensation, waterfront construction, aging systems, and maintenance. These are educational priorities, not promises that every related condition will be present or discovered.

Watchman’s construction and technical project experience informs how observations are connected and communicated. Prior facilities experience is not represented as current inspection work; Watchman does not perform engineering, wind mitigation, flood certification, or specialized structural testing.

Clear scope protects the usefulness of the inspection

Every inspection depends on accessible, visible, and applicable conditions and the agreed scope. No invasive or destructive testing is performed, and unsafe or inaccessible areas are not entered. The service does not certify code compliance, flood elevation, wind performance, or future condition, or establish freedom from every defect.

If a concern falls beyond visual inspection, the useful outcome is a clear question and appropriate recommendation. Call (228) 355-7489 or email info@watchmaninspections.com.

USEFUL QUESTIONS / CLEAR ANSWERS

Before you decide.
A little more context.

Ask Drew a question
What does a residential inspection include?

Watchman evaluates accessible, visible, and applicable residential systems and components within the agreed scope, including the 14 coverage categories listed on this page. The inspection is not invasive, destructive, or a guarantee that every defect or future condition will be found.

Are thermal imaging and moisture readings included?

Yes. They are included at no additional charge in standard residential inspections where appropriate. They are supplemental tools: thermal imaging cannot see through walls or confirm hidden mold, and readings do not establish the cause of an anomaly by themselves.

Does the inspection certify code, flood, or wind compliance?

No. The inspection provides visual observations within the agreed scope. It does not provide engineering analysis, code-compliance certification, flood elevation certification, wind mitigation certification, or specialized structural testing.

What if an area is unsafe or inaccessible?

Unsafe or inaccessible areas are not entered or opened. Conditions that cannot be observed may limit the inspection, and any relevant limitation should be understood alongside the documented observations.

When will I receive my inspection report?

Inspection reports are typically delivered the same day, usually within 24 hours of the completed inspection.
