Access first
Attics, crawlspaces, panels, equipment, garages, and exterior areas may need safe, visible access. Unsafe or inaccessible areas remain outside the inspection scope.
FIELD NOTES / BUYER EDUCATION
An inspection is a structured look at accessible, visible, and applicable property components. It is not a promise that every condition can be found or predicted. These notes help buyers, sellers, and agents prepare, understand observations in context, and choose follow-up.
Watchman Inspections serves Mississippi Gulf Coast properties with a methodical approach. Scope is shaped by the property, agreed service, requirements, and access. For questions, call (228) 355-7489 or email info@watchmaninspections.com.
A better place to start.
Construction knowledge. Technical insight.Good preparation is mostly about access and context. Share relevant details, make included areas and components reachable, clear belongings where practical, and keep utilities available when safe. Identify concerns without asking the inspection to become invasive.
Attics, crawlspaces, panels, equipment, garages, and exterior areas may need safe, visible access. Unsafe or inaccessible areas remain outside the inspection scope.
Property age, maintenance history, repairs, and concerns provide context; they do not replace observation or create a future-performance guarantee.
An observation may support follow-up by a qualified trade professional, engineer, or specialist. Watchman does not provide engineering, code, flood, or wind certification.
A useful report connects observations to locations, visible conditions, and context. Read each item with its description, photographs where provided, and stated limitation. A concern is not automatically a repair prescription, and silence is not proof that a concealed condition does not exist.
When a finding matters, ask what professional follow-up is appropriate. The report supports that conversation; it is not specialist diagnosis, destructive testing, or a future-condition guarantee. Thermal imaging and moisture readings are included in standard residential inspections at no additional charge, used where appropriate. Thermal imaging can highlight temperature variations for further evaluation; a moisture meter can investigate suspected dampness in accessible materials.
These tools are supplemental. Thermal imaging cannot see through walls, confirm hidden mold, or independently establish an anomaly's cause. Readings are not taken everywhere and are not an x-ray or complete hidden-condition assessment. Air testing is sampling and laboratory analysis, not comprehensive mold assessment or proof of safety or health impact.
Residential, commercial, luxury and waterfront, condo, multi-family and investment, new home warranty, pre-listing, four-point, re-inspection, pool and spa, and air-quality services each have an agreed scope. Pre-listing and warranty appointments use the applicable residential inspection service; limited follow-ups use re-inspection. Commercial scope follows the property, objectives, agreement and relevant framework; engineering or specialized environmental assessment is not automatically included.

Coverage depends on the agreed service and property. Residential inspections address accessible, visible, and applicable systems and components under relevant Mississippi requirements and ASHI Standards of Practice. The inspection is not invasive and does not promise access to unsafe or concealed conditions.
It can identify temperature variations that may warrant further evaluation, when used appropriately. It cannot see through walls, confirm hidden mold, establish a cause by itself, or guarantee that concealed defects will be found.
No. Moisture meters are used where appropriate to investigate suspected dampness in accessible materials. They are supplemental observations, not readings at every location or proof of the full extent or cause of a moisture condition.
No. Air testing is sampling and laboratory analysis. A result alone is not a comprehensive mold assessment and does not establish that a property is safe or free of health concerns.
Unsafe, inaccessible, or concealed areas are outside the applicable inspection scope. The report should explain relevant limitations, and a qualified specialist may be appropriate when further evaluation is needed.
Contact Watchman at (228) 355-7489 or info@watchmaninspections.com to discuss the property and requested scope. Pre-listing inspections and limited re-inspections address the accessible conditions included in the agreed service.
Inspection reports are typically delivered the same day, usually within 24 hours of the completed inspection. Commercial inspection report timing is confirmed separately based on the scope and complexity of the engagement.
